Living in the Eastern Suburbs means living outdoors. Pool parties in Vaucluse, courtyard dinners in Paddington, rooftop terraces overlooking Bondi — the properties we work on are built around being outside, and the lawn has to keep up. Natural turf almost never does. The combination of compact block sizes, salt-laden air rolling off the coast, and year-round entertaining traffic is a set of conditions that natural grass is simply not built for.
We've been installing synthetic turf across the Eastern Suburbs for the better part of a decade, from terrace courtyards barely six square metres through to full residential reconfigurations in Rose Bay and Dover Heights. The brief is almost always the same: the client wants a lawn that looks genuinely good, can take a beating from kids or a dog, and doesn't need a gardener every Saturday. What changes is the site — and that's where the install spec matters.
What the Eastern Suburbs does to a lawn
Three things define the coastal Eastern Suburbs from a turf perspective: salt, sun, and space. Properties from Bondi through to Vaucluse sit close enough to the water that on-shore winds carry salt spray a kilometre inland — enough to scorch a natural lawn in weeks and to strip the colour from a budget synthetic in a season or two. UV is intense year-round, reflecting off light-coloured render, pool coping and the ocean itself. And blocks are small, often under 400m², which means every square metre of usable lawn has to earn its place.
Further inland — Paddington, Woollahra, Queens Park — the salt is less of a factor but the shade is. Heritage streetscapes are lined with mature plane trees and original terraces cast heavy afternoon shade across narrow rear courtyards. Natural lawn in those positions survives maybe one summer before going thin and patchy. It's one of the most common reasons we get called to quote in the Eastern Suburbs.
How we build an Eastern Suburbs install
For coastal projects we specify UV-stabilised Australian-made turf at a high face-weight — the kind of product that holds its colour and texture for the full 8-year warranty without fading. The sub-base is excavated to a minimum 100mm depth, compacted in layers and topped with a crushed stone bedding that drains fast enough to clear a winter southerly without puddling.
Edge work is where a lot of Eastern Suburbs installs earn their keep. Most of the properties we work on have architectural finishes — bluestone paving, honed concrete, timber decking, tiled pool coping — and the turf has to meet them cleanly. We use laser-cut edges with tack-strip or batten fixing depending on the substrate, and always finish the perimeter so there is no visible join or raised seam. For pool-surround installs we use a permeable membrane between turf and paving to stop chlorinated splash from working back into the base.
