Two regions, two install specs
The North Shore and Northern Beaches cover two different worlds. The harbour and upper-shore side — Mosman, Chatswood, Pymble, Turramurra — is older, leafier and built around large blocks with mature trees and landscaped grounds. The beaches side — Manly, Dee Why, Mona Vale, Avalon — is coastal, sun-exposed and dominated by family-sized homes tuned around pool, beach and outdoor living. We install across both, and the spec we write changes significantly depending on which side you sit on.
Typical projects range from a 200m² rear backyard in Turramurra through to a pool-surround reconfiguration with a putting green in Avalon, plus commercial sites, school grounds and retirement-community landscaping in between. What's consistent is the standard of finish our clients expect — properties north of the harbour are usually in the upper end of the market, and the lawn has to integrate cleanly with landscaped garden beds, paved entertaining zones and established plantings.
Conditions that shape how we install north of the harbour
Upper-shore suburbs like Pymble, Wahroonga and parts of Turramurra sit on sandstone-based soils under a heavy canopy of turpentine, angophora and eucalypt. Natural lawn in that environment is a losing battle — too much shade, too many roots, too much leaf drop. We see a lot of retired lawn-care cycles: sod, fail, resod, give up. A synthetic install sidesteps the problem entirely.
On the beaches side — from Manly up the peninsula — the issue flips. Blocks are sunnier, often sandy-based, and sit inside the coastal salt corridor. UV is relentless. A cheap imported synthetic fades to beige inside a couple of summers; the good stuff holds for its full 8-year warranty. Several parts of the region — particularly the bushland fringes of Ku-ring-gai, parts of the Northern Beaches hinterland and bush-adjacent streets in Warriewood, Avalon and Ingleside — also fall inside a Bushfire Prone Area, which affects what we can spec close to the house and in Asset Protection Zones.
How our installs vary across the region
For leafy upper-shore blocks we build the base with heavier drainage provision and factor in root management — angophora and turpentine roots will lift a thin base if you let them. We use a minimum 100mm compacted base with a geotextile separation layer, and we'll lay a root barrier along tree drip lines on request. The turf itself is a taller-pile, shade-adapted product with a muted green tone that sits naturally under a bush canopy rather than standing out against it.
For coastal and beach-peninsula jobs we swap to a high-density, UV-stabilised product with a finer fibre and higher face weight — the kind that handles salt spray without scorching and doesn't lose its shape after constant foot and paw traffic. Pool-surround work uses a permeable underlay and non-slip backing; for Bushfire Prone Area sites we can supply documentation on the materials and layout to share with your certifier.
